Champlin/Haupt Architects Inc. has distinguished itself in the last five years in a niche health-care market designing cancer treatment facilities for hospitals and clinics throughout the area. Projects include The Christ Hospital and Clinton Memorial Hospital, centers for St. Elizabeth Medical Center in Edgewood, Mercy Hospital in Fairfield and Mercy Hospital Clermont in Batavia Township. In addition, the company is currently working on a $10 million project for the James Cancer Center at The Ohio State University's Morehouse Outpatient Center in Columbus, Ohio. With continuing changes in the health-care market, cancer-care facilities have evolved from sterile, clinical environments into integrated and user-friendly centers that welcome patients and families with spa-like amenities. Some of the design elements that Champlin/Haupt emphasize include lots of natural light; easy accessibility both from outside and inside the building; inviting family waiting areas with computers and other amenities; gardens and other visually pleasing spaces; libraries; and other resources. Reece Campbell became the first business to relocate to the new Hamilton County Regional Business Park in Lockland earlier this summer. The business park is located on the site of the former Celotex Plant on South Anthony Wayne Avenue in Lockland. The site is currently undergoing cleanup and redevelopment with the help of a $2.88 million Clean Ohio Grant awarded with the assistance of the Village of Lockland and the Port of Greater Cincinnati Development Authority. Reece-Campbell purchased the only building that was not demolished as part of the site cleanup and redevelopment project.

The move will bring 75 jobs to the area and marks the end of Lockland’s 20-year job-loss trend brought on by the closing of several large manufacturing facilities, including Celotex, American Tissue, Jefferson Smurfit and Stearns & Foster. Upon the project’s completion, the Hamilton County Regional Business Park will offer more than 230,000 square feet of industrial, warehouse, office, commercial and retail space, and may bring as many as 250 jobs to Lockland. For more information, contact Allen Forsythe at aforsythe@reececampbell.com.

Paul Hemmer Companies completes 72-acre industrial, office and retail center in the Chicago suburb of St. Charles, Illinois.  Development of the $30 million first phase of The Legacy Business Center of St. Charles began in early 2006, and five buildings are now completed with an additional 11 buildings to be built on the first 38 acres.

Hemmer’s master-planned business park meets an underserved demand in the Chicagoland market for smaller, high-quality, free-standing buildings for the owner occupant user. The development is expected to draw strong interest from business owners wanting to create an asset for their businesses.  All industrial structures will be developed and offered for sale as fee-simple ownership with no common drives or reciprocal easements.  Hemmer will also lease space as desired by the tenants.

Ruth Brunner, Assistant Vice President and Commercial Operations Manager of Chicago Title Insurance Company assisted with the closing and issued title insurance policies to the new purchaser totaling in excess of $200,000,000 for the purchase of the Rookwood Shopping Center and Office Complex located in Norwood. The closing transaction involved intricate financing with three separate lenders and underwriting for numerous affirmative coverage endorsements. Bayer Becker Engineering performed the surveys on all three sites and worked with us to resolve survey and legal description questions prior to the closing date.

CREW member companies Al. Neyer, Inc. and Resurgence Group, LLC, assisted the City of Cincinnati in submitting a grant application to the Ohio Environmental Protection Agency and the Ohio Department of Development to obtain a potential $3 million dollars worth of grant money from the Clean Ohio Revitalization Fund, or CORF. If awarded, funding will be used to clean up 18 acres in Lower Price Hill, including the former Queen City Barrel site whose massive five-alarm fire challenged fire fighters for days in 2004. The proposed development will include a light industrial/office park known as MetroWest Commerce Park. CORF awards will be announced on July 25th.
